Portion of the wood floor near the window is damaged and discolored. What is the appropriate way to get this fixed?

Light screening and apply a new coat of finish. (NOT sanding and re-staining!)

It's patina.

And don't have giant dogs in the house unless you keep their nails trimmed.

That finish has gone too long- clearly some spots/areas are down to bare wood.

The only way to properly "fix" is to refinish- sanding down to bare wood, staining (to any color of your choice), and poly.

Have you determined it is solid wood, not engineered with a thin veneer top layer ?

Doesn’t matter- you can usually get at least one sand/refinish on engineered flooring. It makes keeping the finish a priority from then on.

Certainly easy to find out- just pull that floor vent and look at the end cut of the boards.
