You're looking at a total gut job. Lots of money but, the place is clearly unliveable as is.

One reason when I build there won't be a square inch of drywall or synthetics of any sort in the place; natural, local, wood for everything, walls, floors, ceilings, everything, and no commercial synthetic wood finishes...can't trust anything these days.

The dry wall and many other things didn't come from wal-mart. just as so many defective things such as insualtion that came for Montana; american made lead paint;numerous tainted foods etc.The main probelm with teh drywall was that US distributors did not test it which is needed on any prodcuct your going to sell and take liability for.

Its very easy to tell if the house has Chinese drywall. YOu need to see the back side of the drywall, and it will indicate that it is a product of China there in big letters.

The easiest way to see it is to go in the attic. If you have attic access in the garage, then it is really easy since most garages do not have insulation in the attic above them. If you don't have access above the garage, just go up in the main attic and move some of the insulation away so you can view the backside of the drywall. NOTE: be very careful in the attic so you don't fall thru.

Do a Google search about Chinese drywall and you will get a lot of info.

Default Not always so easy.

I am not an inspector, but potential home-buyer who has done a LOT of research. From what I've learned, one home could have many, many different types of dry wall in it. Whatever is leftover from a building job gets sent to a new job and added to the supplies already there. An average sized home has 150 sheets of drywall in it. It only takes three to make the home a toxic waste dump. The copper wiring (most noticably in the indoor air handler of your a/c unit) is the one and one sure way to know if your home has Chinese drywall. Other easy to check tells are the behind the mirrors, outlets, etc. All copper turns charcoal black.

Chris,
I'm guessing you have not been on a lot of construction jobs, especially when they are doing drywall. From the construction jobs I have been on over the past 20 or so years, I have seen very little drywall left over. I can't remember ever seeing any drywall sent back.

Drywall is very cheap. Most of the guys ordering the drywall for new construction are pretty good at estimating, and don't order a lot extra. If there are a few sheets left, its not usually worth it for them to send it back.

By the way, there are no copper wires in the a/c coils. There are copper pipes, but no wires. The drywall is stamped "made in China" on the BACK, so looking in the attic is the easiest.

I'm looking to purchase a investment home built in Florida in 2008. I checked all the outlets and the copper inside them is shiny new, not black or sooty. This is 6 years after the home's construction. Can I be sure it doesn't have Chinese drywall just from this? (I checked out 12 outlets)

Is there still risk of new homes built in the last couple years having this, or was this only an issue back in 2008/2009? I am buying a 1 year old house next month, we have an inspection coming up later this week. Would the inspector be able to tell me if there is an issue with the drywall?

Default Yes

Yes the inspector will be able to tell you off of the AC Handler Coils, Copper Wiring. But if the house is only a year old there is a very slight possibility it could have the tainted drywall. Most of the contaminated drywall has been off the market since 2010.
