In a huge metro like Houston, there will be no "bad" areas in Sugar Land by most people's standards. But like any suburb in a large metro, it's best to have a monitored home alarm; criminals usually go to the easy targets first.

North of 90A is not bad despite what one said; north of 90 is actually the original Sugar Land and Imperial Sugar site that is going to be renovated. The city's nice little airport is on Hwy 6 north of 90. That area is just not as "new and shiny" as areas south. IMO Hwy 6 north is fine until you get to Bissonnet (a street with a bad rep in most of the Houston metro), and that's not Sugar Land proper anyway. Pheasant Creek is an older subdivision near the airport with smaller, cheaper homes. Same with the Highlands near First Colony and Tara next to Greatwood. Townewest is further north, basically borders with Alief and shares only a postal address with Sugar Land, which doesn't mean much other than that was the closest post office.

Hwy 59 is easy access in and out from Sugar Land from some areas of southwest Houston that are high crime. There's a lot of speculation that this easy way in and out has been the cause of crime in areas right off Hwy 59 and Hwy 6. Many accuse the city leaders of making Sugar Land out to be Stepford rather insincerely.

Not all subdivisions are going to have the stucco Mediterranean construction you are looking for; brick seems to be most popular. Telfair and Riverstone have some. New Territory has a few, but these are not "new" homes. Same with Avalon. Telfair is going to start its new section south of Hwy 59 near the UH campus that I believe will have more of those kinds of homes. All of these are family-friendly, but you will see some fancy cars just like any nice neighborhood; if you really dislike that sort of materialism, stay away from Sweetwater. All of Sugar Land is diverse, but most of this diversity will be of Asian origin.

However, even in its nicest parts, crime DOES exist, just like anywhere else.

When I was a junior at Clements (April 2001), I witnessed a lady get her purse snatched by another woman right at the main entrance to the First Colony Mall. (Adjacent to what is now the Apple Store). She was arrested and I would imagine convicted. There were plenty of passersby filling out sworn affidavits. Remember it as if it were yesterday. There were two shootings at the FC Mall, within weeks apart last winter.

The CVS at Lexington and Austin Parkway was robbed not too long ago. By a woman, I heard.

Before I was headed for summer school at Elkins one morning (to knock out PE before I become a freshman at Clements) in 1998, somebody stole the airbags out of my parents' Corolla.

I was robbed near the First Colony Post Office on my last day of high school, May 30, 2002. Easy, fast case. Suspects caught and convicted. Made local news as one of the suspects' dad was a Houston lawyer and brought in the NAACP alleging racism. Talked about it in great detail on a previous thread. The Fort Bend Co. DA's office and SLPD are good people.

That same said suspect would burglarize the Fung's Kitchen (they once had a Sugar Land location behind what is now City Hall) while on probation from my case. He kicked out the window of a patrol car, got out, hit by a Mac Truck and became a pan-cake. His dad tried to sue the City of Sugar Land. http://www.1stcoa.courts.state.tx.us...pinionID=81371

My mom was robbed at the Sugar Land Wal-Mart at gunpoint in 2004. Broad daylight. 5 PM

I remember once a house that is kitty corner from ours (my parents live on a corner-lot in the heart of First Colony) had the radio stolen out of their son's truck.

Don't be complacent. Stuff happens in SL like anywhere else. The scumbag per capita ratio is about the same as Houston.

Personal: My dad is mainland Chinese and my mom is white as a cloud residing in middle of FC. (A shining example of SL's multiracialism). I left SL permanently in 2002 and in the City very often to visit.

I too am more concerned about nice neighbors, my children fitting in and a safe environment rather than showcasing the lates BMW. I find that neighbors that have the Jones' mentality are not what I'm interested in.
And yes "evenly diverse" is quite a fluid term.
All of the feedback has been wonderful and I thank you. Especially for pointing out specifically what areas I should be looking at.

So far my list of areas have included:
Avalon, Telfair, and New Territory, Sienna Plantation, Riverstone and I'm adding Greatwood!!!

Where can I find or hear about this rumor? I scour for NT info/rumors pretty regularly and this is a new one to me. Given the state of the NT capital reserve, I would be pretty surprised to see them considering the addition of a major amenity, especially one that uses a lot of water given the impending switch to City of Sugar Land service, when the NTRCA won't be getting water for free anymore.

Maybe you're referring to First Colony, who is considering one in Edgewater.

Yes, that one made the Houston news.
It's not even going to be a huge water park, more like a splash pad type of thing I believe. I can't believe stuff like that made the news, the news link has all of these people complaining about how it will be "bad" for the neighborhood... yet the entire Goldshire Development debacle last year was never heard of. Well, I think it into made one obscure Fort Bend publication and maybe a few blogs. Nothing from the real news, nothing from the school district, nothing from city of Sugar Land. Really disappointing.

Gangs, gangs, and gangs. Hwy 6 past 90 can be very rough. Mission Bend, Beechnut, and Bellaire areas have gone down. I do not feel safe there. My aunt has lived in the area 30 years and it is not the same anymore.

Though the areas that you have mentioned aren't the greatest (by Sugar Land standards), there are parts of Houston that are vastly worse. I feel fine in that area. But then again I venture into parts of Houston at night where you will never find 95% of people from Sugar Land.

Beechnut and Bellaire are actually a little ways past 90, FWIW. For one they definitely aren't in Sugar Land city limits. Mission Bend I think is, but still reasonably safe.

basing on what you like and dislike, I think a great fit for you and your family is Sienna Plantation. You get more worth for your money.. same quality of schools and neighborhood than the Sugar land subdivisions you mentioned above but Sienna has more things to offer as a community. Visit and see what I am talking about.
