Royal Lakes Estates is not in SugarLand but Richmond. Exceptional elementary school. New middle and high school open next month. Lakes, wooded lots, deers visible in the neighborhood, diverse neighborhood, beautiful homes on an acre lot. I LOVE IT.

I actually was raised and still currently live in Pheasant Creek. It is not a bad subivision nor are the closely lying neigborhoods such as Summerfield, Village of Oak Lakes, Old Orchard, etc..

If you're talking about bad neighborhoods such as Pheasant Creek, Townewest, Dover, etc IIRC those are unincorporated. On Old Richmond/Boss Gaston can get pretty nasty but I'm sure that's unincorporated Ft Bend also. However there are some nice, newer neighborhoods in that vicinity. For older homes, Tealbriar is pretty nice, too, kind of a diamond in the rough.

Bad areas in Sugar Land???? Seriously...I don't believe they have any bad areas in SL after my visits. Hell, the city name is"Sugar Land", lol. That does not sound bad to me.

I used to live in Barrington Place (I have since moved). It borders Alief, which gives Barrington Place its bad reputation.

I would think (like in any other area of town) if you can inconvenience yourself enough to not live in a neighborhood that is close to a major freeway - you can rid yourself of some crimes of opportunity ... easy in - easy out isn't necessarily a good thing. Burglars like that type access as well.
