Are you serious? There are plenty of neighborhoods with big houses where luxury cars are not a priority...I care way more about the functionality of my house than I do driving a status symbol. I have a 3600 square foot house and drive a Honda. Most of my neighbors are the same way. But I know of neighborhoods you would call "Land 'o Lexus" and I would personally not like that.

Avalon, Telfair, New Territory, Greatwood would be ok.

North of 90, old Sugar Mill is pretty nice and the Forest is very nice. Barrington isn't bad, not great though. All of my Asian friends seemed to migrate there in the 90s.

If you're talking about bad neighborhoods such as Pheasant Creek, Townewest, Dover, etc IIRC those are unincorporated. On Old Richmond/Boss Gaston can get pretty nasty but I'm sure that's unincorporated Ft Bend also. However there are some nice, newer neighborhoods in that vicinity. For older homes, Tealbriar is pretty nice, too, kind of a diamond in the rough.

We are headed to Meyerland from Barrington Place as soon as the market gets better. The crime is mostly targeted towards worker permit/newly arrived Asians as criminals know they are the least likely to carry. That's one thing about crooks in Sugar Land. They seem to know what they are doing.

And SBhubbel, sorry for being so glib. You are correct. Houston is a lot more sensible in these regards. I grew up in Chicago, where every suburb with a teensie bit of money has 3 German cars in their driveway.

There are no high-ends in our neighborhood unless you count an '03 BMW 3, and the homes are 200k-ish, +/- 10%. The (Toyota) pickup trucks are owned by the plant workers.... sedans, crossover SUVs and minivans are everywhere else. If I get my Tahoe (poor man's Escalade), I'll have the only big hulking SUV on the street. And even then, the Tahoe's not all that big.

I wouldn't say anyone is house-poor since no one has gone anywhere for years. We are the newest neighbors on the block @ 5 years tenure. I know of one neighbor who has replaced her car in all this time, a Hyundai go figure. No shock there.

I think we're just more sensible, trying to find a moderate balance among everything that everyday, forgettable type folks have to deal with.

You should be aware that some of those places have aggressive HOAs and that doesn't mean the HOAs "protect property values" just that the boards like to threaten people.

New Territory Sentinel

Some of the places you mentioned demand a significant transfer fee when you sell your house. In other words, you have to pay a percentage to the HOA corp (which is controlled by the developer) or a separate foundation (which is controlled by the developer). You'll need to see what other "fee extraction schemes" are being employed. In addition, some of these places are contemplating significant capital improvements that would be borne by the homeowners who are involuntary members of the HOA corps. For example, it's been rumored that New Territory is considering a large water park.
