I think the value will hold and go up by virtue of its proximity to downtown. I'd live there but with full recognition that it is my home and convenient to work and entertainment BUT knowing I'll need to drive everywhere because it is an area of transition. So just hanging around the hood and walking everywhere - probably not safe.

I don't really know much about that part of town, but last time I was in the neighborhood, I saw a group of townhomes that looked pretty high end, so I'm not sure if the area is making a transition or is still a bad part of town. I bet South Park and Sunnyside are still much worse than 4th Ward.
