So my in laws just moved there. And wow is it impressive grounds. Not 1, not 2 but 3 security guards at one gate. Don't know if it's the only gate. I like the little stop signs for gold carts. I almost stopped cause I thought it was for cars lol. Their house is beautiful but not in the league of the big dogs there. House is on hole 1 and 2 with great views. This place has villas for guests because these houses aren't big enough, j/k.

They have a golf membership and so they get unlimited play with 40% off green fees. Anyone know what the green fees are?

How do they like Bentwater now that have been there a while?
We have thought of moving there too from Orlando because we have kids in Houston and Dallas.
We are retired and figure 500k can get us a lakefront home.
It does look like there is not much ie shopping, grocery near by; true?

Bentwater is very nice with the cities of Conroe, Willis and Montgomery being close. Montgomery would be the closer than the other two and offers small towns shopping and dining. 105 west is full of shopping and dining as well is about a 10-15 minute drive. Willis is close as well and is located on I-45, it offers the same things as Montgomery. I would stick to Montgomery and 105 west.

I want to say that the green fees for a visitor is $90. I think there are a couple of lots left ON the water and they are selling for around 500k without a house.

I actually found 2 homes listed on the water for 500k prox. Some obstructed view from the neighbors home but still on the water.

Hopefully we can do it if we move there from FL or for a little less.

Taxes at 3% of the house sale price though are steep compared to FL ie 15k taxes on 500k.

We pay 8k plus 2k bond until bond is paid off.

I would check out the east side of the lake also. White Oak Ranch and surrounding neighborhoods are quite nice. If you have any more questions just ask.

When I say on the water I mean your house borders the lake and you have a boat dock. Are looking for a water view?

I honestly don't know how they like it. But I haven't heard anything from them on any negatives about it. As for shopping it would be about 10 miles but that's just a guess on my part. The freeway up there is in a mess though. It's been under construction since I've been with my wife and that's over 10 yrs.

Actually meant more like 600K with waterfront.
2 are asking in the mid to high 600's and have been on the market a while so 600K should be realistic.
