When I say safe, all I mean is, are drugs sold on the corner all day? are there crackhads everywhere? hookers? gangs?

And is this map accurate, the darker the "safer"?

I've never seen hookers, drug dealers, or gangs openly walking the street over there. It's much too busy of an intersection for that to be going on without the police noticing. Go behind some of those shopping centers and you may find those things going on. It's the city. You can find all those things going on all over the city in less visible sections.

It's not bad. I live near there, it's just the city. But north of Westheimer is much better, pricier too.

I would definitely stay north of Richmond. Some of those ones around Lee High are not very nice. Lots of sketchy foot traffic too.

Why north of westheimer? According to the actual police crime maps its the same crime rate.

North of Westheimer you have the Memorial Villages. The second most affluent neighborhood in Houston after River Oaks. That's why everyone is saying stay north of Westheimer.

you dont have to be in villages..its just not a good area in that Richmond corridor. Its Sharpstownish

Ok, before I switched jobs/industries, I was a Business Manager with Sam's Club. One of mine was off of Dunvale and Westheimer (very close to the area you speak of). The Walmart that is still there is one of the highest crime rate stores in the entire company. During one year in that location, the same Walmart next door was robbed more than 10 times. And there were at least 2 shootings. This does not even address the car thefts and parking lot incidents. The Managers from both stores needed security to walk to their cars most nights.

Bottom line, I would look else where for safety.
