If this is the house that I think it is, the elementary school wouldn't concern me too much, because it is 8 houses (and a street) away and you can exit that neighborhood without passing in front of the school. This could actually be attractive to homeowners with elementary age children.

However, behind the daycare is a convenience store and across from that a new high school is being built. I think the street behind that house would see a lot of traffic - both from pedestrians and vehicles, especially when that road is completely opened up to the east. Also, the side road is an entry point into the neighborhood - more traffic.

There are way too many houses out there to have to settle between only two.
