I was just stating that there are other very nice neighborhoods with lower tax rates. Congrats on Cardiff Ranch. I'm sure you will be here pumping up the neighborhood for months to come.

Unfortunately, anything inside of the 77494 area code and west of that will have some seriously high tax rates of at least 3.5% before homestead. Of course, post homestead, it will average out to be 2.9-3%.

With that said, Cardiff doesn't need a lot of marketing...most of the neighborhoods in the West Cinco and surrounding areas don't, as they sell themselves. This is a good thing. The only pumping up I see is the fist pumping once you move in...booyah!

isn't the tax rate high because it's a new community?

I always thought that once the mud get's paid down (community get's more completed) the tax rate also drops. Don't drop the axe on me, this is what I heard from others.

The tax rates will only go up...but, with the 9-9-9 plan... Hehe

Love, love, LOVE my house in CARDIFF RANCH!!! Of course if you don't want to hear how much I LOVE it, don't enter the thread titled "Cardiff Ranch"!

@deckhanddavy, Easter Egg hunt this Saturday at 3 pm. If I remember correctly, you don't have kids...but you should come anyways. It will be a good way to meet neighbors!

Ah, I would love to but I'm attending an all day convention Friday and Saturday in the woodlands. I'm interested in the yard sale event coming up though...I have a lot of stuff to get rid of!

mud should go down each year. our last house was in a neighborhood with a mud and our tax rate went down every year b/c mud went down... but that didn't mean our taxes went down... especially if your appraisal value keeps going up!

I see, make sense. Well, I'm about to figure that out soon once my house is done building. Hopefully the mud does go down every year, every bit helps.

and when i say mud goes down each year... not by much. but still goes down....
