Definitely no ghetto here. The prices in the last couple of years have gotten in sync with Cinco and Falcon. Yes, back in 2008-09 when they started building, price / sf was cheap. After 2011-12, I see same $/sf as Cinco and Falcon at $110-$115/sf. Specially the new Legend homes on the right side of the sub-division. Highly custom and bigger in size. At least 3000 sf. So things have changed in the past few years. You'll see many Mercedes and Cadillac's parked outside.

And as someone mentioned below, the last phase of development is in progress. Once built out, HOA will take over and rules will be enforced.

Compared to Cinco, which is very old (1997-2001) and the houses show the age, here everything is new or newer. And it shows. Very kid friendly neighborhood - with most kids walking to Rylander. Your commute time to downtown is cut in half if you live here vs Cinco West (which seems like borders San Antonio). Yes its that far away that it should not be listed under Katy
