Hello
I would like some input/opinion about the katy creek ranch area in katy, tx, i have seen the legend homes construction in that site, could someone tell me if it is a good area?

Is that the subdivision that has the house with the huge tower in the backyard?
If so, I would look elsewhere.
Yes, the homes are affordable and yes it is south of I-10 but it is probably the worst neighborhood in south Katy.
Just take a drive through the neighborhood and you'll know what I mean.
I only needed about 2 minutes to decide that wasn't the place for me.

There is a cell phone tower and a water holding tank for Falcon Ranch.

where exactly is the cell phone tower and water holding? i did not see anything, are there any plans in expanding elks dr.?

Yikes, i just looked at the prices of their inventory homes and I definitely wouldn't buy in there - I wouldn't pay $100k for a house in that neighborhood and they are asking $100 a sf for most of the homes on their current inventory list. You can do much better than that. I am sure they aren't getting $100 a s.f. but I think no matter what you paid, you'd be very sorry down the road.

It is a good neighborhood, the prices are indeed high, but you can negotiate down. One good thing about the neighborhood is the tax rate, which is $2.93 per $100 of valuation, that rate is low compared to other neighborhoods in Cinco Ranch.

It looked like a cell phone tower and it is practically in the home's backyard.
I couldn't imagine anyone purchasing that home.

When I drove through there one time during the day, I saw some shady looking people just milling around that I probably would not want to be neighbors with.

Not everyone can afford to live in Cinco Ranch. I think Legend builds a good entry level home and they usually have some decent incentives. I also like that they let you use the incentive how you want....towards closing, off the home, etc.

Many of us would love to live in a 450K home in Cinco, but that isn't the reality.

I also just checked their website. A couple of the one stories in inventory are $100 per sq.ft. One stories will cost more per sq.ft. Also, I'm sure they will negotiate the price.

The two stories in inventory are closer to $80 per sq.ft...again..that is just advertised price. I have no affiliation with Legend Homes, but I think they and the neighborhood deserve a break here, and a fair shake.
