Hi everyone

I want to move in Sugar Land next year. My budget for home purchase is under 150,000, and my son goes to high school. I found that the Kempner is a good school, but the houses next to the school and fit to my budget (north of Culinan park, along Voss Rd) are out side of the city border (zip 77498).

Does anyone give me some advices? Do I do good choice in this area?

try woodbridge subdivision. I believe it's zoned to kempner.

Like I tell everyone else looking in Sugar Land, as long as you stay south of West Bellfort (or preferably West Airport), it's fine. Go north of those and with a few exceptions, will not be nearly as desirable as far as schools, neighborhoods and real estate values. Of course each individual house is a case by case basis as well, some better than others. Get a good realtor and a good house inspector.

why does it matter if you are in the city limits? heck property taxes will likely be cheaper outside the city limits. And Kempner aint that great, but if you like the area look in Oak Lake Village along West Airport. Prices aren't that high.

My advice would be to look further out, like Austin or Travis high schools. get a newer house in a nicer neighborhood and a better school.

You might find a nice older home in the highlands. Close to everything. HS would be Dulles. good school with long history. Some great teachers are still there too.

I always thought Kempner was a step below the other SL schools (and probably a few steps under Clements). I agree with the other post to look at the Highlands subdivision. Just a more convenient area to be in as well.

I thought Village of Oak Lake and everything else outside of Hwy 6 was already zoned to Austin, not Kempner? Would have to check a map.

Generally it's Clements>Austin>>other Sugar Land high schools. Of course this matters more to some than to others. Expect the homes to be more just for being in the Clements zone, for good or bad.

And yes, Highlands is a good suggestion for its central location. Though it's zoned to Dulles. Also Summerfield and Stratford Park, zoned to Austin. Haven't looked at prices in all of these places lately though, but in the past there were options under $150k.
