Looked at a couple of houses there today, all were enclosed in the Homeward Way loop. We really liked the amenities the community offers.

How is the commute from this area in the evenings coming off 59?
Is there a stigma or reputation associated with NT or this area of it?

New Territory is a bargain for people that are looking for a large home without a large pricetag. Similar homes in the first colony area usually cost about 20 to 40 percent more. Plus New Territory has newer homes than that of first colony.

Coming off of 59 you have two to three options, go down Grand Parkway and hop on 59, but you well be beyond the Brazos river and if your headed to the Galleria or Downtown area during rush hour you could be on 59 for quite some time. Another option is to drive all the way down 90 and hop on 59 which is only a couple miles from the Beltway 8 ramp. This seems nicer but during rush hour 90 traffic can be backed up and the amount of signals only adds to the problem. The third option is to drive down New Territory Blvd. and take University, but the amount of stop signs and signals make it a bad decision.

The location of NT is what drove my family to buy somewhere in the First Colony area with a 2-5 min. drive to get on 59 whereas you would be looking at a 10-20 min. drive to get on 59. But if your insistant on a new home with more square feet for your money than NT is probably your best bet.

NT tends to have a large south asian population. Which may or may not bother you. And the only major Grocery store is the Randalls on 99 and NT Blvd.

Thanks for the info. Our first preference, before going into the actual homes, was First Colony. But driving through NT and seeing the club made us think twice. My concerns are those mentioned re: traffic and offsite amenities such as shopping are a bit further of a drive.

I live in NT.
New HEB is exactly 3 minute driving (not a lot i'd say).
Randall's even less.
I've never seen a lot of traffic in the evening out of 59.

If you're looking into New Territory, you might consider Riverstone as well near 59 and 99. Should shave a few minutes off your commute both ways.

We looked into Riverstone, but would rather not be zoned to Elkins. Also, mature trees and larger lots are on our list of must haves, although Riverstone is really nice it just doesn't offer some of the things we are looking for right now.

How is the commute from this area in the evenings coming off 59? Coming of of 59 isn't bad, but as the previous poster mentioned you have three option and it will boil down to which one you feel works best. I usually take 90 to 59 and that is sometimes hit or miss with traffic.

Is there a stigma or reputation associated with NT or this area of it? The largest New Territory racial/ethinic groups are White (41.1%) followed by Asian (40.7%) and Hispanic (8.3%). Hope that helps.

The West side of NT is much more convienant to 59 (5-7 min). It sounds as if that is the side you are looking on. 59 traffic is not bad at all outside the Beltway.

Schools are top-notch if you have children.

We are happy in NT. If you could buy the exact same house in First Colony for the same amount of $, location/convenience is better in First Colony but of course the price is not the same but adjusted upward accordingly.

Randall's is not the best store, but everyone in NT uses it for quick shopping trips. For more extensive shopping, the new HEB is close and in just a few moments more, you can be at Whole Foods Market.

Someone above mentioned new houses - houses in NT are not new, but many are nicely upgraded.
