Hi,
I've been looking to rent a house un Sugar Land or Pearland...and all the houses have the master bedroom downstairs and other rooms upstairs.
I really dont understand why people in Houston prefer this floor plan, I am used to houses having all bedrooms up and maybe a guest suite down.
But how can I sleep downstairs and my small kids sleep upstairs, what if something happened during the night and they needed me.
I can settle for a 1 story house for rent but when it comes to buying I need a 2 story house and I am wondering if it will be possible to find one with master up.

Well, I can tell you that I am in this same exact situation. We are in the process of buying a house where the master is down, and our young children's rooms will be up. We will be hooking up monitors so that we can hear what's going on, and can run up in the middle of the night if nesscessary. I tell myself that my kids will only be young for a few years, and then I will be happy to have a little separation between our rooms .

Our house is being built with a master downstairs, but we paid an additional $6k to have a second master built upstairs. Maybe this is an option you can consider also.

There are a few out there that are setup the way you want. But it isn't common in Houston. Here's one on HAR.com:

Once you kids get a little bit older you will be wishing for a Master downstairs especially during those teen years. LOL

We have three young kids, and our master is down while their bedrooms are up. It really hasn't been a problem at all. We used baby monitors when they were really little. And I agree that the separation is nice.

Pretty much any tract home builder should have plans with all the bedrooms up I am in a home with all bedrooms up. Those are usually the lower priced two-stories that have the bedrooms up. The price goes up when you get a master down. Every builder we looked at had at least one or two models with all bedrooms up.

I would suggest contacting a local real estate agent who can help you with your search. I am sure most of the master plan communities have floor plans with masters up. New Territory has a number of homes with masters up.

One suggestion, I knew people when their children were little and their masters were down, they converted their upstairs gameroom into a master. Once the children were older, they reclaimed their downstairs master.

A realtor that we had many years ago suggested to only look at houses with masters down. He told us that houses with masters up take longer to sell.

Our house has all 4 bedrooms upstairs. That was one of the things we were looking for.
It's good when you have young children and I don't like the idea of guests wandering into my room when visiting.
Contact the different builders and see what kind of floor plans they have.
