Hello all, My family and I will be moving to Katy area after the first of the year to purchase our first home, and wondering which would be the best subdivisions. I have heard of the horror stories applying to north of 10. Our purchase price will be around $165,000. We need a four bedroom 2000 sqf. home and zoned for good schools. Any suggestions? Thanks in advance!

Cinco ranch, east of 99, you can find it within your range.

That price point would be Memorial Parkway and West Memorial - older homes. You might find something in Nottingham Country that needs some work. You do not want close to West Oaks Mall.

You will not find ANYTHING in Cinco Ranch for $165,000 and 2,000 sq ft. Almost everything is going for over $100 per sq ft. Maybe something that is zoned to Taylor high school and is over 30+ years old.

Definitely Memorial Parkway. It's a very nice neighborhood and you should be able to find something in budget. Taylor HS is very good (and trending upward) despite what the western Katy folks will tell you. I think the elementary and middle are decent too.

Horror? That's exaggerating a bit (lot). I don't have kids, so I can't comment on the schools, but north of 10 is probably nothing like the ghetto you are imagining it to be.

Parkway oaks and Hickory Creek (house is pending btw) are NOT Cinco Ranch and are NOT east of 99. All though that home in Parkway Oaks is under 2,000 I think the OP should highly consider it as it is zoned to Rylander, Cinco Jr., and Cinco Ranch High which are excellent schools.

you may check willow creek farms....we are building there, don't know if they have your price point, but there are nice homes there.

also, at morton and porter, there is a couple of new neighborhoods. one has been there for a while but still building. there is a new KB section that just started. KB is not my type of home, but it may be for you.
