About 2 days after closing on buying a house in August, I realized that something was wrong with the taxes in the settlement charges. I called the escrow officer after the closing co about it and she replied that it was correct. Stupid me did not investigate further.
Now after getting the tax bills in November, I realize that they did not include school taxes. It amounts to about a 200 mistake.

Do I have any recourse?

Thanks.

Ya, you can pay the taxes so they don't file a lien on your house.

Not really worth fighting over if you ask me.

Of course I will pay my taxes.
The issue is not with the school district, it is with the closing co.

They make mistakes. Just be glad you caught it and move on.

Unfortunately, you don't have much recourse after the fact. I know that's not what you wanted to hear, but thankfully it's a $200 mistake as opposed to a $2,000 one. Sorry!

You could always make an appointment, go in and clearly explain the mistake to the title company and ask them if they are willing to cover the $200. If they say no, I'd ask them if they'd split the cost. Just depends on how much time you think $100-200 is worth.

There is recourse, at closing the escrow officer most likely explained that if there happens to be a discrepancy in the amount of taxes credited verses the actual amount, buyer or seller should contact the other party for a refund. This happens usually because at closing the amount of taxes may not be certified yet, and Title Company has to go with whats in record for the previous year, and then the tax value goes up or down for that year.

In this case if Title Co failed to collect, they should at least provide you with the Seller's contact information.

Title companies are like the weatherman. Get paid and still be wrong most of the time.
