If you do FSBO you need to make sure your home is on the MLS with nice pictures. Most agents won't show FSBO properties because they do not want to deal with the inexperienced sellers. Usually the agents have to do double the work. Since inventory is tight it might work, but I would say if your home doesn't have an offer within 30 days either A) you're priced too high or B) you need a realtor.

Oh yeah one other thing... RE agents are all licensed by the state and have to pass a FBI background check. They also have fingerprints on file with the state, and are the only ones allowed to show your property with (scheduled) access. I'm not sure if you've ever been in a room with a potential buyer and the seller at the same time, but it really throws off the dynamic of the sale. You'll earn that 3% yourself. However, it could cost you much more.

I agree with the above poster. Just fork up the extra 3% and have a realtor do the work. Most buyers agents won't even show your property to prospective buyers.

You could negotiate an "exclusive" whereby one agent is both the listing and selling agent. It is somewhat restrictive; but you're in a seller's market.

Me... I'd go FSBO. But an exclusive is reasonable middle-ground if you don't want to go it alone.

I live in a hot area of Houston with homes going pending as soon as they come on the market if they are in good condition. ( if not pending the day they come on the market) There is a nice FSBO home and it has sat on the market for three months. There is nothing wrong with the house. It just gets less buyers looking at it. It will sell and probably at a good price, but it is a waiting game.

I would use a realtor to list because I like to sell fast. If you can wait awhile then do FSBO. Make sure you are listed on MLS. Most people use HAR.com to find a home in the Houston area.
