imo, i feel last spring '13 was the last chance to invest in a condo/townhouse properties before prices started soaring. rents went up drastically as did homes/condos/townhomes.

for what OP is looking for, theyre 30-50k higher than they were last spring and those were for those 70-100k condos, not the expensive ones. the cheap ones now are either in an undesirable location or have higher than avg HOA's.

im curious when prices will peak as im ready to cashout lol. i thought it was this summer but it might be a few more years but an investment now is a little behind the others who took advantage.


update: in response to your recent question, id say 150k starting for a 2BR condo. i dont know of any up and coming areas right now with many properties on the market at a great buy. good luck though.

I think everyone gave appropriate answers. You shouldn't feel hurt :/ Plus, it's a sellers market overall. You must be attempting to dabble in it but these are things you should know...

I would buy a lot in east Houston and sit on it, but you probably want rent.

Agree with the sentiments expressed. The investment property ship in Houston has, for most part, sailed. It's a bidding war on any 3/2 remotely appealing. Wait for the next downturn to buy.

I'm sure flippers are having better time of it.

You're in NY and you're listening to everyone around you going "I'm moving to the land of milk and honey HOUSTON, Texas cuz it's cheap cheap" and you're thinking wow! I can buy something cheap, rent it out high and make tons of money. Nope.

Don't listen to the hype. Others have beat you to it and it's not flowing with milk and honey.

This is the truth. If you need further convincing, suggest you actually visit Houston for a week (or preferably longer) to see what things are really like here -- the layout of the city, neighborhoods, lifestyles, actual cost of living, available housing stock.
