Funny how I can only find that info on a Friendswood Development page or a Riverstone webpage (they have a vested biased interest... Let's be honest) and not the general internet.

But I'm glad it makes you feel good. Riverstone is a nice community, really!

Just know there's a statistic out there to please everyone.

Really amazed me folks are paying this much out there. I mean they are nice homes and all but there are too many negatives for this kind of money imo.

You are almost paying double the property tax as opposed to the folks in Sugar Land.

The top ranked elementary school no longer accept you since it is 40% over enrollment and their new school is still not being built yet.

There will be construction for the next 4 years so make sure you buy tire insurance for the nails you will definitely run over.

The 600 unit apartment right in the middle of the community.

Of course, the 15 minute drive to 59.

Glad you are happy there.

if someone is willing to buy it...keep on overcharging...

and they are literally overcharging as you can build that same house a few miles away for half....

It doesn't make me feel good. I work in the industry and hope to provide some insight and facts from a point of view most of you don't know or understand all that well. The statistics that you provided were from 2013. The statistics I showed you were from YTD 2014. They are also provided to us by Metrostudy.

Riverstone is probably the 2nd most expensive subdivision for new construction behind The Woodlands as far as outside of the beltway goes. 609K is average since most Taylor Morrison houses with 4000 to 4500 sqft (70s) are going for between $650K and $730K after upgrades. The base price might be in the 500s, but after upgrades and lot premiums the house price can skyrocket. There was one house with less then 5000 sqft, and was on a lake lot in avalon at riverstone and sold for $1.13M, and another sold for $918K. Other houses with between 4400 to 5000 sqft with a reserve views in the back, with no lake, sold for between $850K to $950K in avalon at riverstone section 4. Someone recently bought a 1 story 3600sqft house with three poles behind it for $591K. 5714 Avon Landing Sugar Land, TX 77479 (scan to second image to see lot) . Clearly visible from curb view after house was built because house is 1 story.

If you search riverstone on HAR, you will not get to the lower 600Ks until the seventh page. Houston homes, Houston Open Houses, and New Houston Listings - HAR.com - HAR.com If I were to list my house for sale it would not even be in the top 62 most expensive houses listed for sale in Riverstone. So lower 600s, and upper 500s is definitely average for Riverstone.

I live in Riverstone (moved in in March 2013), and I think this is ridiculous. I know we got in before the outrageous price jump, but I would never pay these prices. Our house is 4200 sq ft, 5 BR, great upgrades, 65s section, and a great house, and we paid less than $450k. Plus, my kids get to go to Commonwealth. This is insanity.

This is ridiculous, so a family needs to make in top 1.5% of U.S. income to be 'average' in Riverstone? Nothing 'average' about top 1.5%. In the real world, these families straddle upper middle class and lower rich, although many people who can afford this say they're 'middle class. That is bull, nothing middle or average of top 1.5%.
