Riverstone Vs Avalon Vs Telfair

I know this has probably been discussed in different threads. A friend is moving to Sugarland and wants to know which one to pick . Of of top of my head i would recommend Avalon and Telfair Avalon . Anyone from Sugarland have any other opinions or are they all the same.Their budjet is 400 - 500K and they have 3 Elementary age kids .

This probably been discussed a million times here.

But I will throw couple more items out there for you.

The elementary for Avalon and Riverstone is currently full and not accepting students. Riverstone will have their new school by 2016.

Avalon and Riverstone are going to be mostly Chinese/South Asian neighbors while less in Telfair (some South Asians but not like the South side of 59). Some folks don't care, some do but I want to throw it out there so you don't get cultural shock.

The commute to Riverstone is another 10 minute from 59. Avalon is a little closer.

The HS in Telfair is so-so. Same for the one in Riverstone.

I heard they are re-zoning all the middle schools once the Riverstone elementary school is built in 2 years. Couple of the regulars here would know more than me.

I live in Riverstone, and love it here. To add to all posted above, I think Riverstone is very multicultural, not just Asian/Chinese. My family is Jewish, for example. We have people from all over on our street. It is a good mix.

Yes, it is likely that we will be rezoned to First Colony Middle when the new elementary is built. Please don't quote me on that. It is all up in the air.

I expect our high school to improve in the rankings in the coming years.

Avalon & Telfair would be good options. There are other developments in Sugarland like Imperial, which in my opinion is a nice development.

Imperial schools are crap, at least compared to the usual suspect Sugar Land MPCs

Personally, I love the charm of the older First Colony homes. Plus the older trees and the "Tree Tunnel" just make the neighborhood so much nicer.

Best part is there is no MUD vs the other new MPCs. There is at least 1% more in property tax in all those new MPCs compare to the older neighborhoods.

I agree, First Colony is a way better option than Telfair and Riverstone.

Great Inputs . Thanks ! First colony and Commonwealth are good options too. Where does Avalon start and stop . I see there is Telfair Avalon, Riverstone Avalon, Gardens of Avalon etc etc

This is a reputation comment I received "residents of Telfair call it Patelfair. It's a predominately Indian neighborhood if that helps any." I am thinking they are refering to the last name which is Indian origin.. ?!!!! :0
