There are way too many variables to this. I know people that have paid $500 for a set of plans from a floor plan website and people that have paid $10k from a custom firm. You will need to call specific architect's and see what they charge. It's usually per sq ft but some companies offer plan packages or a reduced rate if you buy their already drawn plans.

If you go fully custom its all over the place...will the architect give you building plans and engineering as well or will you just a set of house plans that then need to goto the engineer to be drawn for real and made legit?

I paid $4/sqft for my fully custom plans, spent probably 60 hours with designer/architect/engineer....They were associated with a builder who gave a $1/ft discount on the designs if you built with them..In the end I spent about $18,000 on my plans and its worth it.

These sound like a good numbers for fully custom. Our total outlay for designer/architect/engineer for 'just' an extensive remodel will likely end up to be about half of that.
