Need a residential electrician to fix a weird bathroom circuit before we list a house for sale. House is technically in Cypress, off 529 and Barker Cypress.

Sometimes you hit the switch and there is no power to either vanity lights, or exhaust fan(two different switches). Sometimes it works, but when it does, it comes on bright, then dims in steps before finally going out. I replaced the switches, and removed and tightened each wire nut in the switch box. No change.

Breaker? They arent tripping.

loose neutral somewhere, check all of the connections in the fixtures
