If people are moving in that area for the schools, but are buying in WLN at least partly because they don't want to pay the higher prices in CR, then adding the hardwoods and trying to raise the price per s.f. to justify the expense doesn't seem to jive with what buyers in WLN are looking for - and that is a lower price per s.f. I checked out har.com and there are several 3000+ s.f. houses for sale in WLN - one with wood floors, and that home is priced less per s.f. than the ones with tile.

The market is so hot in 77494 - if it doesn't change in the next year, it wouldn't matter if your home had bare concrete floors - it would sell quickly.

If you are flipping houses, that's one thing.
But i'm of the opinion that you create a home for you and your family... not the next person that lives in your house.
If you want wood floors, do it, enjoy it, and don't worry about the perceived value come sale time.
