Hello Folks,

I work around the Beltway 8 and Tanner area. I am looking to buy a 3/4 bedroom + 3/4 bath + 2 garages home not too far away from my work area, given the long commutes in Houston and money spent on tolls.

At the same time, I want to live in a safe and diverse (good mix of educated people) neighborhood with good day cares/schools/amenities/shopping/restaurants etc.... where the property can be rented out, if need be and preferably appreciate in the coming years.

Then again I don't want to be in a flood zone area and end up paying a fortune in property taxes, insurance etc..to own a home in Texas.

Sugarland area is good, close to downtown, safer, diverse but commute is bad. Same can be said for Katy, I believe. Cypress is closer to work but then perhaps not as diverse as Sugarland or Katy and I guess not as central to get to places.

And again you have to see what recreational stuff you can do,,,movies,,,cultural activities on weekends etc...and it really is becoming a tough choice of where one can buy...

Its basically coming down to a choice between longer commutes or less desirable area...

Any suggestions??? Look forward to your reply. Thanks.

Look in CopperFeild area, Town lake or Cypress Creek Lakes. 250 Budget would be difficult for new homes to find, but if you are ready to go for 10 years old house you can find those. I live in Copperlakes and work in Beltway and Clay for me during peak time 7 AM in the morning its 35 min drive to work - 13 Miles. If I start at 6:30 AM its only 25 mins drive. So loving it My primary concern also was traffic and I hate to spend more than 30 min for work.

Do a search in Houston Real estate, Houston homes, Houston Realtors - HAR.com with Zip code 77095 , hope this helps!! HAppy Holidays

Yeah 250 wouldn't work in TL or CCL. Copperfield is great. All these neighborhoods incl TL and CCL by the way are diverse and have parents that care about good behavior and education.

Look into the neighborhoods around Beltway 8 and West Rd, or along Gessner Rd. north of 290.

I agree with the above posters about 77095, especially Copper Lakes and Copperfield. Another neighborhood worth considering is Deerfield in 77084 and closer to your work. Lots of custom homes. Very nice neighborhood but not surrounded by great areas. You will definitely find diversity in 77084.

I did - I will send you the details in a direct message if you are interested I would say start with HAR and then find couple of good ones then go and see it first. That way there is no pressure Once you have 3-5 good finds and know what you want, you take the help of the realtor and start to find more inputs and negoitiations
