I would like to find a nice neighborhood near Hwy 249 and Beltway. I am moving from a neighborhood near Kemah and so far, I haven't liked what I have seen (limited) in that area. It all looks a bit seedy to me. Can anyone clue me in to nice SAFE neighborhoods, with trees, green space, walking trails, and good deed restrictions? Preferably not right on a freeway or state highway, but with easy access to the beltway or other major roads. I want to downsize to a smaller house, so a 3-2-2 brick veneer would be fine, but I need a fenced yard. A house built in 90's or early 2000's would be fine, but I am not looking for a fixer upper and don't want anything over $140,000. Nice neighborhood, security, near nice shopping areas, decent school district, and increasing property values are what I am looking for. At the same time I don't want to fight traffic too much going towards the beltway. I know, I know, I don't ask for much, right?

Nice, safe, and cheap with increasing property values for 140k.

I agree that the neighborhoods immediately surrounding 249/Beltway are not the most popular; they're not the worst in Houston either. So look near Beltway 8 and West Rd. There's a few homes built around 1980 in that price range; some of those should be remodeled. There's some newer homes in that range but they are small on small lots, and you'll have better neighbors in the older established neighborhoods in your price range. You might also find something going northwest on 249, between FM1960 and Tomball.

Champions forest is probably 5 miles away. 140k if you find it will need remodeling
