Hi,

i am approaching my closing date and i would like to know what my tax rate is. Since we are building in a new neighborhood the builder told us that it was 3.54 and then cinco ranch (community) told us a different rate. I just want to find out what it is exactly. I tried calling the Ft. Bend county Taxes and asking them except they told me that i need to tell them all the entities i have to pay taxes on (MUD, School....) in order for them to be able to help me. I asked if there was one flat tax rate that includes all that in it for my subdivision which by the way is Summer Sage in Cinco Ranch. My question is what is the easiest way of finding out what ones taxes are, how do i go about it? Thank you in advance

You can find comps below for Ft. Bend County. Just find an address in your area and type it in (a home that has been completed at least a year).

http://www.fbcad.org/Appraisal/PublicAccess/

Katy ISD tax rate is $1.815 per $100 valuation.

Default Property Tax

well see the problem is that its a brand new subdivision and its not coming up under my address nor under the address from the model home (builders office) which i am assuming has been in the subdivision the longest.

Technically, Summer Sage is in what was considered Cinco West-Seven Meadows. All I did was look up another street nearby and found that Meadow Dawn Lane, in Logan Hollow, is considered the same (Cinco West-Seven Meadows). Your taxing entities will most likely be as follows:

M44 (Ft Bend MUD 35)
S13 (Katy ISD)
G01 (Ft Bend Co Gen)
D01 (Fort Bend Drng)
R41 (Ft Bend Co ESD 2)
F01 (Fort Bend Co LFRC)

Hope that helps!

I went to the fbcad.org site - looked at the GIS Map (I know where Summer Sage is but not the street names) - zoomed in and made note of a street name (Azalea Meadow) and did an address search only using the street name, randomly selected one of the lots that came up and here are the taxing entitites that were listed for that property (which should be the same for yours)....

M44 (Ft Bend MUD 35)
S13 (Katy ISD)
G01 (Ft Bend Co Gen)
D01 (Fort Bend Drng)
R41 (Ft Bend Co ESD 2)
F01 (Fort Bend Co LFRC)

If you go to the link below, it will give you the tax rate for each entity code listed above.

I think we were quoted 3.77% total 2 years ago when we bought, but it was closer to 3.60% when we paid our bill in January.
