Thinking of rebuilding the garage so we can add a second story and make it a bit wider. So we're talking a new foundation all the way up. The finished upper story will have a 3/4 bath and that's about it, one big open space but the breezeway will be enclosed to make it part of the house.

Anyone done anything similar who can ballpark this?

Well, you're not asking about the cost of a tear down. You're asking about the cost of building a new structure.

You are looking to build a small house. I tore down the garage at my old house (foundation and all), and had it replaced with a new one. I had the company quote both large 20x24 2-car garage and one with an apartment on top. The price for the garage and foundation was about $25k with some custom finishes, and with a properly fitted garage apartment on top was about $70k (this was in 2014).

From a value standpoint, I believe enclosing the breezeway to make it part of the house will theoretically improve the value of your property more than a fully detached garage, as that space could all be counted in the home's square footage.

I did this in Briargrove around 2006-2007. It was 60k. I didn't completely enclose the breezeway (look up insurance and tax increases, and also because it was the only way the yardman could get to the backyard. The other side was blocked by AC units) between the house and garage, however had a roof line with AC ducts and Plumbing between.

I would recommend running plumbing and stubbing it for future use and resale v. Completing it before inspections.

I think with slab costs it will be much more like 80-90k these days.

Our kitchen contractor said VERY roughly $75K to add onto the back of our house (laundry room) all way to garage to attach it. But I can't remember if that included rebuilding the existing garage or not. Garage is approximately 20 feet from the house.
