My wife and I went out to Crystal Lake Estates in Richmond today. K Hovnanian is the builder/developer.

Does anyone know anything good or bad about this development? I believe it has been out there since 2008 but it was with a different developer.

You are right it has been out there a long time. My first thought is check the floodplain boundaries as many things have changed in that area.

We looked at crystal lake estates recently. Lovely community. We were close to pulling trigger on it but couldn't get past location for me/my commute. The schools its zoned too are good, but we wanted a community that would be zoned to the new LCISD schools (Dean Middle/Fulshear High) so ended up going with Fulbrook on Fulshear Creek--smaller lots/more 'MPC' type feel, but also has that rural feel that Crystal Lakes Estates has.
That said, given the tax rate and given how much wiggle room I think that K Hov will give, I think that Crystal Lake Estates can be a good value and a great place to live. I think that it's changed hands 3 times already. First 2 developers didn't know how to market it/got caught in softer market. I think that K Hov will finish it out well. It's got the resources. We met the site construction manager while visiting and he seems really solid. K Hov's (or any other builder's) reputation, lies mainly on shoulders of the construction manager--will he pay attention to detail? Will he not cut corners? Will he demand the best from the trades? In that respect, I think that KHov @ Crystal Lake Estates will be decent quality (but I cant speak to Khov as a whole).
