I'd suggest buying in Willow Meadows/Willow Bend/Post Oak Manor instead of Pearland. Much shorter commute and much better investment. I assume you don't need a 3000 sqft place because it's only the 2 of you.

I am trying to convince my fiancee on this. We plan on having kids within a few years and she thinks the suburbs have better schools and are more kid friendly. One perk of Pearland is that my parents live close to Clear Lake so it's not a difficult drive for them to come and take care of my kids.

What I think is that we can always live close to the city for about 5-8 years (while the kid is still in elementary) and then move back out to the suburbs later. It'll be a good investment and we can enjoy a short commute to work for awhile. I wouldn't have a problem increasing my budget to upper 300s for those areas.

We looked for houses in Pearland, but I did not like paying more for windstorm insurance (Extra $100 to $200) per month. We eventually decided on little bit more expensive house in Sugar Land. With Extra $150 dollar i save from windstorm insurance goes towards a higher payment for more expensive house.

My rule of thumb is if you save $100 on windstorm insurance you can buy a $20,000 more expensive house somewhere else....if you save $200, you can increase your budget to $400k from your original $350k in pearland.

We got out of pearland(scr) because of high taxes and the insurance cost. Now we live in Friendswood(Harris county) in 400k home and 1575 for homeowner insurance and 300 for flood which we don't have to have but it's nice anyways. In pearland it was wind & storm was 1800 and flood was 400 for a 315k home. Taxes are crazy in pearland. 3.7 compared to 2.6 in Friendswood.

Based on crime statistics from several sites for 77035, Do Not do this..

I'd stay focused on Pearland.

Sapowell- we are moving out to this area in May. Pearland was right next to Friendswood, right? So why would the insurance be so much higher? Is Pearland a riskier city to live in (from weather), even though it is more inland?

I took the fiancee out to Willow Meadows/Willlow Bend/Westbury yesterday to see some open houses and she did not feel safe; mainly because of the surrounding areas (like Post Oak). I loved the area but shes been institutionalized by the look and feel of the suburbs.

Phew I can't imagine spending 400k on a house. I think it's doable if I did the math. I should still be under the 25% debt to gross income ratio. I'd just have to save a little more to avoid PMI. I'll give it more thought.

The thoughts of expensive kids are holding me back from spending more.
