There are gated communities (Marina del Sol, for example) on the south side of the lake (League City), but I'm not sure about prices. There is only one new construction community on the north side (the Clear Lake City side) of the lake. I believe at least some portions of this new development are going to be gated.

Nothing gated in Clear Lake that I know of. "Clear Lake" being from Clear Lake City Blvd/45 to Middlebrook to NASA Rd. 1 back to 45. The new neighborhood is supposed to get it but it wasn't there yet last time I nosed around there, which was last week. That neighborhood will take several more years to complete.

With your budget, you could look in Pine Brook, Brookwood, Northfork, Bay Forest, and some of Bay Oaks.

The Reserve does have a gated section of villas. Mostly single story or 1.5 story homes and within the budget.

Look up HAR. One of the filters you can apply is whether or not there is controlled access. There are a few houses in the area Seabrook/Clear Lake/League City that looks like they would be in your budget.

My bad. There are a few houses I see are behind the gate. However HAR doesn't have "controlled access" listed for those. You're looking at $500k for a 3000 sq ft 3/3/3 there. And $1,300/yr for HOA. No surprise why so many of those homes have been sitting empty for months. But I digress...

Marina del Sol isn't a gated community. Most of Nearby Waterford Harbor is, but would be way out of the price range ($1M plus). There is also a gated community on the golf course just off South Shore Harbor Blvd. Again, though, not sure of prices.

As PP mentioned, use HAR.com and under the Advanced features (I think), you can search by zone, and there is a zone for "Clear Lake".
