The purple track (schools feeding in to Fulshear High School), and even the gold track (Foster) almost have to be considered separately to the rest of LCISD in terms on school quality. There are advantages to having these schools continue to fly under the radar that go beyond resale value of course. And there are buyers who will do the research and realize this for themselves. Katy ISD and FBISD certainly have their advantages for most buyers. But LCISD offers something different that works better for others.

Agreed. George Ranch I would also group with those two schools as being a high quality offering, although the secret seems to be out on that already.

We were in Lakes of Bella Terra today looking at homes when I saw this subdivision on the map. Now that it's been a while since the last post, anyone have any opinions on it? I love that its close to Westpark tollway and all the shopping as well as 99.

We lived in Lakes of Bella Terra for 2 years. Depending upon your budget and desired commute time (and where said commute will take you), this is a good neighborhood but not, in my opinion, the best option in the area for certain price points.

Amenities are lacking when looking at HOA dues ($1200/year when we left in 2015 - I imagine they are probably as high or more since then) compared to what a neighborhood like Cross Creek Ranch offers.

In short, if your budget is less than $400k, Bella Terra is a decent option. If you can swing $500k+, I would look at Cross Creek or any of the acreage neighborhoods near Fulshear, or even Cinco Ranch.

I'm seeing a lot of new houses being built in Talavera community.

Is this a good area?
