I have a home I want to put on the market in a few months that is in a subdivision south of Magnolia. Are the realtor commission rates negotiable at all? At least 1%?

Yes. Some brokers micro-manage - but others leave it up to the agent.

Yes, especially if you use the same realtor to find a new home. Everything's negotiable in real estate except the address!!

I managed to sell without even having a realtor of my own. You can list the property on Zillow yourself. I had realtors calling me just about every day to asking to show the place to their buyers. Most asked for 3%, but a few surprised me by asking for only 2%. My impression was that some realtors like showing "pre-market" properties to their buyers. I got several offers. Of course I got a lot of interest from investors with no agents as well. You have to be pretty confident you know the value of your property if you do it, because nobody is going to tell you you're asking too little.

Realtors here may not appreciate my posting this, but my boss used Creekview Realty - Flat Fee MLS Listings to list her home in Bellaire and saved herself a ton of money.

I'm not so sure it's negotiable but rather you can get discounted fees for limited service. If you know the value of your home and are in a relatively attractive neighborhood (i.e. one people want to buy into) you can find something suitable to save at least 1%, if not more.

Does it seem like the value of the house/property has any effect? Are realtors more likely to offer a lower percentage commission on a more expensive home (because they will still net a nice profit) or are they more likely to charge the full 3% the more expensive the home is, because every percent counts more?

Nearly everyone I know who spent over 500k on a home was able to negotiate a refund of some portion of the commission. 2% of 500k is a lot of money. If the buyer is already preapproved and has narrowed his search down to a handful of homes, all the better.
