I do a lot of search on HAR looking for the home with budget 170000, around Richmond and 77498 but is look like there are no more homes for sale! I read some thread they say the best time to buy a house is the summer when more student have summer break and the families start changing their locations around, So what is your Ideas? is that right? and what that mean ? should I wait or will be more demand on that time? what the effects on price? please

The slow period is Nov-Feb. There is a gazillion charts to see if you Google "home sales by month chart". More people market their homes, and try to sell their homes, after the school year is out. In a practical sense, I do not see any great advantage in trying to time the market for a buyer. If you see a good deal that suits your needs, buy it, whenever you find it.

I sell homes for a living and have for many years. If you are strictly looking for a "deal", the best time to buy a new home is to purchase an inventory home around November that can close in December.

Yes, thank you for your explanation , absolutely as you said there is no differences in prices but the advantage will be a lot of homes will be on sale so we have more choices

Good informations , thank you very much the problem now I have like 5 zip codes and the homes come on sales around 4-5 daily that's why I feel it's slow

We are sliding into the buying season. If you don't have one under contract in the next two weeks or so, I would tell you to wait until June.

In that budget I personally don't feel like there is a "good" season. Market is so competitive around $170k that when you find something you like you need to jump on it, no matter when it is. There's no timing the market, as there are a lot of investors looking year round for properties in that segment.

Best time to purchase a home is when you're financially comfortable with the payments without being house poor.

the down side for further waiting is that you never know what the interest rates might be in the summer. Anyways the rates now are higher than last year but not sure how much higher they will get during summer
