Hello.
I am a newcomer to this forum.
I plan to move to Houston & make there my permanent residence.
I can afford 250K for a lot & another 250K to build the house.
I would like suggestions on where is the best location to find 1 acre at 250K ...

Best in terms of low crime,
nice neighbourhood,
single family homes only,if possible,
flood proof area,
utilities present in that area
access/distance to Downtown
etc.

I would appreciate helpful suggestions.

Not happening here, sorry. You can at best hope for an area that doesn't flood too much.

Buying an acre of land is going to get more expensive the closer you get to the city core, generally speaking. You have options in the suburbs in pretty much all directions.

250 for an acre within a "reasonable" drive to downtown, with safety and nice neighborhood, isn't going to happen. sorry. Not even half an acre.

You might try the Kingwood direction.

Default ! acre for 250K

Thanks for the sad news...

I understand I ask a lot...
but I was tempted by the very low prices of houses & land ...

Perhaps if I accept a 30 min commute to Downtown,on rush hour,
do I get a deal ?

At best you're looking at a 30-minute drive to downtown in non-peak hours. Depending on where you are, rush hour could easily double that time.

It's not that cheap to own land close to the city anymore.

West side of Houston , along I-10, no. Maybe in Katy. But they put premium houses on those size lots.

Don't know the other directions that well sorry.

In the far SE you might get really lucky and find a 2700 sq ft 2 story on a 1/3 acre for $235k or so in the upper-middle neighborhoods. But those are very few and far between. If you want an acre there, it'll have a 4000 sq ft house, golf course nearby and will run around $500-600k.

The drive to & from downtown isn't quite as bad as the west but that's not saying very much. 35 mins in the morning, 50 in the evening.

Flood proof though? HA. Well, we take our chances. My side has never flooded, not even when Allison came through.

I see

No "free" lunch anywhere,anymore...

Actually 1 acre is huge by urban standards but only descent for...humane standards..

I see in income maps that the western suburbs are the most expensive...

If I go for the ördinary man's solution ",

0.1 acre for 100K for just a house & a backyard,

should I again look to the West ?

$100k is rental city. Not the, shall I say, the most desirable clientele.

If one acre is about 44,000 sq ft and the average lot is about say, 6500 sq ft, then the average lot in a suburban neighborhood is roughly 1/6th acre. Bette than 1/10th.

If you're looking at suburbs, generally speaking $200k should set you up fine with a nice house in a nice neighborhood and about a quarter acre of land to boot. Save the remaining $50k on taxes and insurance!

I'm thinking an area like Meyerland may come close in most areas, but I think you'll end up short on the full acre deal. Most homes in Meyerland are about half an acre or less. It's not exactly flood proof either but it's not as at-risk as areas on the eastern half of the city.


A useful tool you might consider is Houston Real Estate - Houston Homes, Houston Home Value and Houston Relocation. Do a search for single-family homes and use your desired price range as well as the specific zip code (for Meyerland, for example, it's 77096) of the area of interest. You'll get an idea of what established homes in the area are going for and how much you'll need to add (or subtract) to get what you want at a price that's within your budget.
