Hi I am moving in and looking for a standalone house with less than 2500 sqft -- no pool, fairly new and prefer to be near the two high schools.

Question:

1) when is the best time to buy? Heard Anadarko (oil and gas) is moving quite a large number of employees to Midland and there will be additional houses made available in the market. Not sure when the move still start and how many ppl is involved.

2) Shenandoah area do have some new houses but for some reasons people are more intrested in The Woodlands address vs Shenandoah -- is that correct? Any disadvantage if having Shenandoah's address?

3) Anyone has prediction of houses's price trends in the woodland?

Housing prices in The Woodlands are currently pretty stagnant. I am comparing to last year when homes were flying off the market for high prices. I would say right now is a great time to buy. Shenandoah is a good place to live. Police presence is very high. The new houses you are speaking of have Shenandoah addresses(mostly), but they are actually in The Woodlands. Shenandoah is older (I don't mind that but apparently many do) so the houses will be older. Bottom line, you will pay less for a house in Shenandoah, but have will be able to enjoy the same amenitites as TW.

Pretty much what Colcat said.
Shenandoah is in TW. People taking it as a part of TW. It is little cheaper. Personally, I'm tired of TW and no privacy. Building my new house "couple of streets over" TW. Land without crazy restrictions:-) and still under 10 minutes drive from mall.
TW starting to pick up a little. But still heavily buyer's market. I would definitely buy now. You can find great deals right now.

One more thing, if you looking for high school placement for your child, I would definitely go with College Park, not Oak Ridge. Oak Ridge is not bad, but College Park is much better with better programs.

The problem I find with areas past the woodlands with a lot of land is at they use private water companies with complaints of cloudy water and unreasonably high water bills at random regardless of water use.
