Good God that’s far west of 99 in the Fulshear oil field, you just made the OP’s commute even worse. And judging by the exterior it doesn’t look like a high quality house, the interior says a lot too. Now show me a house with the same size and number of bedrooms east of 99 in Cinco proper.

By the way I was originally referring about homes in SL not katy. Houses are more expensive in sugar land compared to katy

Originally we were looking in SL but since nothing desirable came up, we chose Cinco Ranch part of Katy. Sense a strong disapproval of the commute. We can look into increasing our budget to 400k, if that's a better option than commuting.

For what that house is...it's overpriced for the area. That's a LOT of carpet and no interior upgrades for that price. It's about as basic as basic can get. It looks cheap...yet it's not just to say you live in "Cinco Ranch"

Why not increase the age of the house? Most parts of cinco are established and from the 90’s. We love our home here. Find one that has had the big jobs done. I commuted through sugar land to cinco. Just take 6 to 90, 90 to 99, 99 to Harlem and follow that to 1093. From there mason. In the worst of commutes that was around 20-30 minutes.

Lakes of Bella Terra probably has a few properties in your budget and it’s zoned to excellent schools.

Use the HAR map search and look in that area, along with that listing. There are a number of homes around there btw 300K-400K, and it is easy to access 99.

I, too, would personally focus on the SL area if I was working there, but I don't know the SL market. If you are set on CR, i would focus on the area in that listing.
