I find it interesting how most metro HOUSTON resident live W/N, or E, but if you go south, aside from Galveston, not much.
You can be 40 miles away north and its sprawl, however, just 20-25 miles SW in Brazoria, very rural.
Why?

Is it really unbuildable south of Houston due to water table/soil issues?

There are flooding issues. I figured Pearland would grow like crazy in 1982 when 288 was completed. But it took about 15-20 years for it to take off. There had to be big development to deal with the drainage issues.

There is a lot of Brazoria and Galveston County that are wetlands. But I think you'll see Alvin and middle Brazoria start to take off like Pearland has.

Brazoria county is pretty big- about as big as Harris county in area. Even Harris county is not even completely full yet. Brazoria is also considered coastal for insurance purposes.

While compared to other parts it is empty, I work in Angleton and I can tell you it is a lot different than it was just 10 years ago.

Look at any map, it just is so striking how North, West, it is built up but drastically less in the south and south west.
Is it due to wetlands/floodplains?

But there is no specific timetable for starting.
