How much would insurance cost approximately in Houston for a house that's around $150K?

Depends hugely on where it is. Regular insurance probably around 1100. If it is in a flood plain add lots of dollars, if not add about 250 (optional but a good idea). If it is on the south side in Galveston Co. or "below" the wind line add more $$$$ for wind coverage. I'm sure folks here will have better estimates for you.

1% of the appraised value per year is a good seat of the pants method to estimate your insurance premiums. Insurance premiums have been slowly on their way down for this area so as long as you are not in a flood plan your insurance premiums will be less than what the above estimate asserts. The north side of houston will be less than the southern burbs.

I pay $640/yr for a new construction, non-floodplain in Montgomery Co., 250k house.

What about property tax? If the rate is say 3% and you bought your house for $200K. Would that mean your property tax is 6K? Is there any type of reduction, exemption, etc.?

I pay $600 per yr on my rentals, value anywhere from 130K to 150K but they are in Montgomery County which is probably; no it is less $ than Harris County.

Harris county, Houston city limits, far SE side 8 miles from the bay, $200k... $1,800/yr for the HO and $275/yr for the flood.

Going with the cheapest is the worst mistake anyone can make when it comes to insurance for home. You want to get paid when it comes to claim time... I have insurance with State Farm and while they are not the cheapest, they will pay well and quick when you need them.
