I prefer 3 car garage, but in your case 4th bedroom. 3 bedroom homes are so limited.

Depends on location. If you are in the suburbs for new home most people wants 3 car garages now a days. Yes a 4th bedroom might add per sqft value but a 4th bedroom to build also costs more. Assuming the home is also a 1 story or 1.5 story, 3 bedrooms are harder to find for resale and align well for people without kids or people with one kid.



We have 1.5 story with 3 car garage 3 bedroom and office and it is the perfect layout for us. One of our neighbors has the same floor plan but did the 4 bedroom extra bath instead of the 3 car garage but they did also added a half car garage so they have a 2.5 garage.



There was a home in our neighborhood that was on the market forever and sold at rock bottom price per sqft. It was a 5 bedroom with 2 car garage to were it was built with the 5th bedroom instead of the 3 car garage. Personally think because it did not have the 3rd car tandem garage people steered clear of it. Most families of 4 or more want the extra storage space.

I "like" the idea of a main house, with two garage wings (2-3 car cap.) on either side, with 2 bd apartments above.
The goal is to have a multifunctional multigenerational house, that can change with the size of the family.

When family is growing, plenty of overflow space. Ditto, for added adults.
When family is shrinking, rent one or two apartments, and tenants can use half of the garage in their wing.
