Looking at two homes, one in Briar Village (BV) v. Ashford South (AS).

Prices are the same, condition of houses are different, both 3/2/2 about 1800SF.

BV has evident pride in ownership and AS has obvious deferred maintenance.
BV flooded during Harvey X500 and AS is Flood X but water pools in street/driveways after rains.
BV has transferrable warranteed foundation work, 2018 roof and some kitchen bath updates, 1991 WH.
AS has 20-year-old roof, pool needs plaster, foundation work needed, no kitchen or bath updates.

Residents weight in?

I'd try to get more information about how/why the Briar Village home flooded during/following Hurricane Harvey, because widespread Harvey flooding didn't reach nearly that far south from Buffalo Bayou. Did other homes on the street flood? Is there a local drainage issue, and if so, has it been corrected?

Default Reason given was not having gutters?

water entered/pooled alongside the exterior wall of garage/laundry room less than 1/2 inch made its way inside I was told. Now gutters all around the house.

I wouldn't buy the house that flooded. Briar village and Ashford South are both pretty much equally nice areas. You have to drive a little further to get to the city from Briar Village--that's about the only issue.

What is 1991 WH?

The water heater label shows a manufacturing date is 1991, but still generates hot water with some other issues.

I would replace that sooner rather than later. A near 30 year old WH is just waiting to fail, sometimes flooding the house. Not sure if drain pans were required in 1991, we had to add one to the house we bought in 1995, since the WH was in the middle of the house and the overflow went down the side to the floor.

Wow, that's quite unique.
30 years!
I've never heard that water heater could last more than 15 years. In my previous house I had 9 years old water heater already showing signs that it was reaching the end of it's lifetime.
