We have a relative looking for a new build in a MPC. They have young kids so education will be important. They asked what we might know about this 3rd village in Bridgeland. I researched and found there will be 3 school districts that cover the area, with prices starting in low 200’s. Builders to be announced this summer.


Would you buy here? Why or why not? I’m personally wondering about the 3 school districts. I did read Waller ISD is building a new elementary school in this village but I didn’t catch a date.

Bridgeland is the #1 selling community in Houston and #1 in Texas. This will be nothing short of amazing. Builders have pre sale lists with people waiting already.. they’re receiving 30-40 lots and have 2-3X on waiting list.

It seems really hard to buy a house in the Houston area these days, at least in a decent area. Much harder than even the 2013-2014 oil "boom", and there's no boom these days.

Nice area and will be even nicer once all built out. I didn’t buy in BL because I didn’t feel the prices were appropriate for the small home and lot sizes and the high tax rate. But that goes for any MPC these days I suppose.

Are you a builder in this new village? My relative actually called the developer and tried to get more info and was told builders not released yet. So I’m curious how you know there are waiting lists.

I’m familiar that builders in other communities have waiting lists. We have friends wanting to build in Elyson and it’s a mess. They have been told it’s like this in all communities right now. But with an area with no builder names, no models, I’m curious how you know there are waiting lists for Prairieland. Thanks for your comment.

Yes. I have a relative and a friend with the same experience in MPC’s...No lots, waiting lists, prices seem to go up each week or so. This is why my relatives were thinking maybe wait until summer for the new area to open in BL, but they really want to know how people like living there.

Go around and speak with the builders out there. They have waiting lists for multiple sections / size homes. This is the case in Bridgeland, and many other top master planned communities in the Houston area.

Builders are selling out faster than land can be delivered / developed.
