How much would it cost to install a new covered patio in Sugar Land, similar to the one below on a similar type of single story house without one:

https://www.har.com/homedetail/6806-...-77479/7991884

How much more for gutters and a ceiling fan, such as in the house?

Would you recommend waiting til next year for something like that?

Would it make sense to have the cement poured this year and then wait a year or two for the rest?

Price will vary dependent on many factors. The house you reference has a pretty standard looking covered patio from a material perspective (wood, hardy, nothing special in the soffit, etc) The range is anywhere from 7-$15k with the one pictured being on the lower side of that equation.

I had similar one quoted in 2018 - $15k. Now it would be more expensive because of price of wood. I already had concrete poured. Didn't do it

That sounds like a high number. For context I just built a structure more than twice as large as the one reference in steel, and used Ipe in the soffits (very expensive hardwood) with seamless metal roof (much more expensive than shingle) for $17k.

That's cool. We gave up because several people quoted us close to it. If it was under $10k we might have put it in. If you can, can you DM me your contact?

I contracted myself. So i coordinated the metal/welder, roofer, carpenter and painter. But still with 25% markup what was referenced shouldn't be more than $10-12k

Thanks. Can you you DM name of honest reputable contractors if you know. I don't have time or experience to be the PM, but have a good sense of when people are honest or not.

Price range quoted seems reasonable - much cheaper than moving into a new house, given all the closing costs, moving costs, and time suck.

Other than price, my biggest concern is how to integrate the new covered patio into the existing single story roofline, to prevent structural issues and/or damage to existing roof. That is punching well above my experience.

You would get plans drawn by an engineer. Would need that to get approval from the city for permitting.

OK. Makes sense. We wanted a turn key solution at the time since we both worked and had 2 little kids. Thanks.
