In the Sugarland-ish area, are there any other master planned communities similar to Cinco Ranch or Sienna?

With a similar number of community ammenities such as multiple pools, water play areas, tennis courts, green-space, etc..?

First Colony would be the largest master-planned community in Sugar Land that comes to mind. Homes will be built mostly from early 80s to late 90s.

Other master-planned communities such as Greatwood, New Territory, Telfair, Commonwealth, and Avalon would much much smaller in scale.

Riverstone isn't annexed yet and more of the area is in Missouri City's ETJ than people realize, even if they currently have a Sugar Land address. I'd check the maps before buying if that's something a buyer cares about.

are there any communities in sugarland that are similar to towne lake , that have properties with docks for motorized (yet slow) boats?

In general I think it's a good area but I wouldn't live there personally mainly because of the heavy traffic on Hwy-6. I think most people there rely on Fort Bend Tollway and Beltway-8 (also a toll road) for commuting.

On the plus side, there are many sporting leagues for kids and adults (Fort Bend, Missouri City and Sienna Plantation leagues).

A friend of mine lives there on the water with a pontoon boat and he seems to like it. Warnings: Alligators!

BTW, the houses are 30-50 years old, so depending on the previous owner maintenance record, there may be some needed maintenance costs.
