This is a question that I have wondered about more and more lately. When you look at real estate listings for older MPCs like Clear Lake City, Copperfield, First Colony, etc., you can find 3/2 homes (I've even seen 2/2 in the Chimneystone neighborhood of FC) as small as or even smaller than 1500 square feet. Not so in Sienna, Cross Creek Ranch, etc. Why is that? Is it not cost-effective for the builders? Or something else? Just curious.

There are plenty of 3/2 homes in new MPC, just not the one you listed. Look at Sunterra or Elyson for example. Not sure about Siena but CCR is a high-end MPCs so it doesnt make sense to build starter home there.

There’s plenty of starter homes, just not in your price range. DR Horton’s Tamarron has pretty much went exclusively crappy starter IMHO

No such thing as a starter home. Contrived realtors term. The market establishes an entry level price point. That's it.

They just anchor apartments on how.
Town homes seem to be a trending replacement for starter homes. They can build them cheaper, more of, and sell it as the cheaper alternative when everything else is much more expensive.

Not to dump too much on Tamarron, but I did hear that the next section they are opening will be exclusively single family rentals.

The main problem with Tamarron compared to a development of similar size a la Cross Creek Ranch is the price range of homes is too narrow and low end. Obviously all prices have gone up but a development that size that started in the high 100s and topped out in the 400s is going to have less long term appeal compared to CCR, who has/had homes starting in the 200s and topping out in excess of $1M.

In CCR, you save up and move up.
In Tamarron, you save up and move out.

CCR added "duplex townhomes" by Chesmar as a "starter home" option a couple years ago.

Those townhomes in CCR will trump anything going up in Tamarron. DRHorton have been putting out some trash products lately. One would have to be an absolute fool to spend that kind of money in Tamarron lol

How are the schools Tamarron is zoned to? I'm not familiar with it.


I'm not asking because I'm looking to move, honestly just curious. And I guess, looking again at my question, it's really not so much that MPCs don't have starter homes, more that the ones that do aren't zoned to desirable schools (i.e. Grand Mission).
