Can anyone recommend a realtor that you have used recently to purchase new construction that you absolutely love? We are not first time home buyers and will be relocating from central TX. We will also be working with a VA loan.

I would suggest looking on HAR for the area you are interested in and see which realtor names comes up over and over. Each area seems to have one or two realtors (or their group) that own a large percentage of that market share. I would strongly recommend going with one of those realtors as they are the most plugged in and often own many of the seller postings so it gives you the inside track.

I don’t agree with that from my own experience.

We picked a big name realtor when we bought our new construction home. He talked a big talk to get our business. But he pretty much left us out to dry when it came time to purchase. The day we decided to sign on a house we made an appointment with him and the new home rep. He sent an assistant that couldn’t be much older than 20 to sign to get his realtor $. Any questions we had were always answered by everyone else in the office but big-name realtor.

It doesn’t have to be that way. Ironically I’m opposite of you, now building new construction in CTX and our realtor this time is worlds better that that big time dude we used in Houston.

Separately, I really liked the realtor in Katy we used to sell our house. She’s lived in SW Katy for about 15 years. If you are interested in her information, PM me.

Geez- This is like asking who the best used car lot owner is.

My opinion: The “best” realtor will be a 45-50 year old woman who hits on you with superior game while your wife isn’t around.

There’s a reason a porn genre revolving around banging realtors exists.

We've looked at the growing neighborhoods of Katy and surrounding areas. IMO, Katy has an overabundance of realtors. We haven't fallen in love with any of them yet. My instinct is that it is a profession where that person giving you that big hug is sizing you up for how big to dig the hole when they bury you. That doesn't solve your problem.

Personally, I would look at the areas where you know you want to look and see who is servicing that area. I wouldn't take the top name. My experience is that there are realtors who are able to get a lot of customers, but really aren't that hands on and hand a lot of the work off to other people. I prefer someone hands on who is knowledgeable and detail oriented. We are upfront about this when we do it, but we like to interview at least 3-4 realtors in person before we accept one as our realtor. We've already done a lot of our own research by that point. Our last realtor got us by offering to decrease her commission since it was a straight forward deal through a relocation company and we were already well into the process. We knew what we wanted and were easy to work with.

It depends on your particular situation. The past couple years has been a very hot buyers market. Many of the desirable homes were gone before they even hit HAR. You really need one of those insider realtors to even have a shot at some homes.

If you want a new construction then it probably won't matter. You can go with any competent realtor.

Obviously you have to do your due diligence and interview your realtor before hiring.
