I think it is just a way to pre-pay for a hail damaged roof.

Related to the roof issue, how much does it cost to replace a roof in a typical ~2800 sf single story home in a typical Houston suburb from an honest reputable roofing company?

No doubt the roofing companies bilking insurance are overcharging with as much as they can get away with. Hope there are still honest decent quality ones left.

To add to this, the ridiculously high cost of insurance and property taxes are why we chose a much smaller & cheaper property than we could afford at the time.

With property values, mortgage rates, insurance rates, property taxes these days, Houston seems like a very expensive place to live, especially for anyone retired or laid off.

In late 2015 we paid $10,000 to reroof our 1800 sq ft house and detached garage. That was with one of the larger roof companies in town and the top of the line GAF shingles and modern underlayment. The larger long established companies are less likely to rip you off.

Consider yourselves lucky

Here in California, insurance companies are pulling out of the state due to the high cost of doing business here.

Our insurers just dropped us and we spent months looking around. Ours went from $1900 for a 1996sq ft home to $4900

Can't wait to leave

I think companies are pulling out of Texas, too. Or that's what I heard a few months ago from random people on Nextdoor. It's like people get hail and think they need a new roof every 3-4 years here in the DFW area. We get hail multiple times a year, sometimes pretty bad, and we also get 60 mph straightline winds pretty much every Spring. I've lived in my house for almost 20 years now and am still on my 2nd roof. Both my neighbor and I replaced our roof back in 2014 and our roofing company told him last year his roof was still good. This, like I said, was after multiple hail storms and wind events.


That being said, insurance going from $1900 to $4900 is insanity. Mine has gone up, but geez, that's nuts.

Do you live in a forest or something? My homeowners insurance went up $10 from last year, you might try getting a quote from Hippo (I initially indicated it went up $200 but that was the increase for my car insurance)

Shopping around last year, best I could find was $1 premium/square foot, so $3000 for a 3k sf house. The previous company wanted to raise to $5000, I told them to pound sand.

What is house sf, and what is current and new rate?

2024 is looking like it's another year to spend shopping around. Feeling squeezed from all ends. Not fun.
