It is in bridgeland. Schools look good.

I have kids in school so opting they will enjoy the amenities in bridgeland and make friends.

There are a few similar homes near this home on sale for a higher price.

Is it a good location inside Bridgeland?

Will the commute to downtown be same or worse if we lived in Katy?

It does not have a pool but there is plenty of space in the backyard. We were hoping to get a home with pool altready in it.

Big house on a big lot. Doesn't look bad. But, the taxes are excruciatingly high, about $21,000 for 2022. Plus the $1200 HOA fee. The MUD tax was $7819. School taxes were $8191. If you pay anywhere close to the asking price, those amounts will go up.

I suspect the commute to Downtown would be pretty bad from there, since you have to go up to 290, then into the Loop and around to 45. Getting to I-10 looks pretty awful.

If you can afford the $1,000,000 price, I would look in the Heights. Lots of kids there, the schools are not as horrible as everyone thinks they are, and the taxes will be much lower. And there is no HOA fee.

1 million to live that far away from Downtown seems wasteful, IMO.

If you want a pool, or might in the future, hold out for a house that already has one. Among seven-figure suburban homes, a pool is pretty much expected.

Typical McMansion in the suburbs with space. Par for the course. Higher taxes in Cypress but you are not gonna get that size in the Heights for a millie.

Pretty house! Given how high interest rates are now, I wonder if you have some room to negotiate. I.e. ask 850K and see what happens.

Nice house. Like that they have a guest room on 1st floor with a shower. The obvious downside as others have said is the commute if you work in the downtown. Too bad there are no nearby P&Rs in Bridgeland but you could use the West Little York P&R even though its a bit of a drive.

The closest P&Rs are Cypress P&R at Skinner / 290 or the Grand Parkway P&R at the GP and the Katy Freeway.

It is about 20 minutes to Park and Ride from this home.
Does anyone have an estimate for how long P&R Bus takes to get downtown?

Currently, our jobs are remote but companies have started calling employees back.
I want to give us the option to have a manageable commute in a future job.

I will have to learn about Heights.

The earliest we will move is mid to late June after the school year is over.
I recently learned that some banks want you to move within 60 days of a home purchase.
I am checking with my bank to determine if they have any such requirements.

We will let the home sit and may make a lowball offer. $850K would be awesome but typically home sellers don't lower the home prices fast enough in a declining market.
