If you go with a 30 yr shingle. Expect around 20 yrs under normal Texas heat. With no windstorm/hurricane influence.

Around the 15 year mark insurance companies get a bit cautious to avoid a claim. If you have a 30 yr rated shingle (keep proof of your install), then you can push that risk way down the curb.

3100 sq ft 2 story house with dethatched garage ... I'm working on a roof replacement claim with my insurance company and the roofer is estimating (not a formal quote) around $20K as the full cost.

I'm currently getting quotes for a commercial roof - around 7200 sq. ft. - flat, so TPO or similar materials with skylights and gutters - quotes from $60k-$80k so far. Prices have gone up, significantly. Had the same roof quoted a couple of years ago and quotes were $10k-$20k lower.

Keep in mind going via insurance will always be higher than cash price. Roofers know the game.
This is how 2 of my roofs where done, insurance cost was 15K and cash price was 8K.

My brother in-law did his cash and it was $8,900 in 2021.

I guess OP, are you asking for a cash price?

My home insurance deductible is something like $8k, so it would be incredibly stupid for me to go through insurance and generate claims history, jacking up future insurance rates by a lot, unless there was major storm damage.

If a new roof costs $25K-$30K then an $8K deductible sounds pretty good. Can you wait for another hail storm and just file a claim or is it in dire need of replacement now? How old is it? Mine's about 13 years and I'm just waiting it out for a hail storm to file a claim.

A new roof better not cost that much! I was quoted $12k in 2020, so figured I could get it $20k or less these days. If it costs 3x what it did in 2020, then I might as well give up on life as inflation will have made life "too hard". Seriously.

I really do NOT want to go through insurance, have claims history, risk water damage, and then have to disclose all that when I go to sell. I don't want that. Most insurance now are pro-rating older roofs, so you get coverage for damage beyond roof but only a small portion of the roof. Seems hard, onerous, and stressful.

Just want to find an "honest and fair" roofing company.

In general, I don't think so unless there are special circumstances. Metal is probably better for very steep roofs, and if I lived in the middle of nowhere on property, I would probably use metal because getting workers out to a remote house can be a pain sometimes. For a regular house in a city, the standard asphalt shingles are fine.
