No "bad" patches in Memorial. I just wouldn't buy that close to I-10 or too close to Gessner.

It's a very expensive area ($800,000 and up), but there're areas that are "more affordable" ($450ish and up), but they're a little more west.

Memorial is a great area with nice trees, established homes and there are parts with good local gov'ts (i.e. Memorial Villages). No bad patches but you'll find more Type A behavior in Memorial inside the Beltway and a more relaxed attitude outside the Beltway.

As others have mentioned ..."bad patches" in the Memorial area won't be a major concern.... what you have to spend $$ or $$$$ will dictate your market. I'm not sure about S. Africa but.... as in most of the US, real estate is about location. Sunny

It depends on what is meant by the Memorial area. I don't think you can really go wrong if you can pick up a house between Wilcrest, 610, I10, and the Buffalo Bayou. Some consider the area further west still Memorial- it is an attractive area with nice homes, but outside of Stratford the schools aren't rated as highly. The further East you go in Memorial, the more expensive it gets. We have lived between BW8 and Gessner for the past year and love it.
